Development Phase
The “Development Phase” refers to the period in which the hotel is in construction or renovation itself. This phase usually overlaps at its end with the “Pre-opening period”. The focus during this phase is primarily on the project’s financial performance, real estate sales performance, construction costs and budget control, cash flow as well as projections of the hotel’s operational income and financial performance.
Pre-Opening Phase
The “Pre-Opening Phase” refers to the period in which the hotel prepares for its official opening and guest arrival. The property is usually still under construction or renovation and, this period serves to recruit staff members and set up and implement systems and processes on site. This period is also used to prepare for future income generation.
Post Opening Phase
The “Post Opening Phase” refers to the period in which the hotel has opened and is fully operational and generates income. The focus during this phase is primarily on the property’s daily financial and operational performance, cash flow, market and competition performance, capex management, and legal compliances.
